Good location but very dirty Positive: Good location in La Veleta, if you like walking. Lots of great cafes, bars, and breakfast spots within 10 minutes, and a 20-minute walk to the center. With InDrive, you can get to Tulum beach in 12 minutes for 150 pesos. The rooftop Pool ist beautiful. Negative: It's extremely dirty, dusty, and greasy. In the shower, bathroom, floor, bedspread and the „private“ outside area. The outdoor area is cleaned all the time for appearances. But inside, it's brutally dirty, even though the furnishings themselves were very nice and stylish. The water in the shower was cold and very little water pressure.

Pretty property - unfavourable location Positive: Pool area and top level of room were amazing, really quiet and relaxing, everything felt very clean in common areas. Actual room is very pretty as shown in photos. Reception were great with calling taxis, providing general information etc. Good appliances in the room too. Negative: Other reviews on this property are very misleading - location is terrible with no shops or restaurants immediately close by. Need a taxi (or a high heat tolerance on a bike) to get anywhere at all. As two young female travellers, we didn’t feel safe leaving after 5pm. Police everywhere in the streets. There is no beach club access as advertised, staff at reception had never seen it before. There is also only 1 bed not 2 as advertised. There were 2 power outages during our 5 night stay and the room smelled very strongly of mold. Lots of cat fights outside our room in the night too!

Perfect for a couple! Positive: The property was beautifully presented with amble wardrobe space and the balcony and terrace spaces were lovely. Location was great, not too far from the centre of tulum and very close to the local restaurents in La Valeta. The front desk staff were lovely and our hosts were communicative and helpful. The beach club that we had access to was also nice. Negative: This room is not suitable for 4 adults. We had originally booked for us and two friends and didn't realise until the last minute that it is actually just a single bedroom, despite showing on booking.com when we have a filter for 2 bedroom properties. Luckily we managed to book another place for our friends or we would have been hugely disappointed on arrival. No other real negatives though.
